Introduction

Our self catering cottage is about 160 years old. 
It is in a village easily accessed from either the M42 or the A38. 


Pre-Arrival
• Contact by home phone, mobile phone (including text) or email.
• Large print can be provided on request.
• Website with many pictures and descriptions of the cottage and environs.
• Bookings / enquiries can be made directly from the website via email, or via telephone or by letter.   
• All guests are provided with written directions to the cottage.
• Some basic provisions are supplied as a welcome to the guests in addition to tea, coffee etc
• The nearest bus stop is 200 metres away.
• Burton on Trent Railway Station is 8 miles away.
• Swadlincote is 5 miles away.
• This access statement is available on our website and in the 'Information File' in the cottage.   

 
Arrival & Car Parking Facilities
• There are several private car parking spaces at the rear of the cottage and an area for turning.
• Car parking is on level ground either on concrete or grass.
• There are no kerbs.
• There is also street parking
• The entrance, which is at the rear, has a 7.5cm threshold to step over into the porch.
• Parking is adjacent to the entrance and there is more parking at 20 metres.

 
Main Entrance

• The main entrance is the rear door accessed from the yard behind the cottage. The key for this door is issued to our guests on arrival. 
• The rear door is 80cm x 197cm, with the hinge on the left. The keyhole is 100cm high.  
• There is a security light in the yard which activates to give safe access to the entrance door.
• The rear door opens into the porch area and from there into the kitchen. 
• There are light switches on the right wall just inside the kitchen to light up the porch (inside and out) and the kitchen.  
• The kitchen door is 80cm x 196cm with the hinge on the left. 

 
Hall, Stairs, Landing, Corridors etc
• Mains smoke alarms are fitted in the dining room and at the top of the stairs.
• Carbon monoxide sensors are fitted in the lounge and at the top of the stairs.
• The stairs have a handrail.
• The stairs are 70cm wide.
• Colour contrast: pine doors, light brown carpet, white walls.


Sitting room, lounge
• The cottage is carpeted throughout with short pile carpet except for the kitchen and downstairs toilet, which are tiled.
• Lounge with three seater settee with arms, and single easy chair with arms, two straight backed chairs with arms and footstool.
• TV with Freeview, remote control, DVD player, portable CD player/radio.
• Doors are 76cm x 195cm hinged on the right and 72cm x 197cm hinged on the left.
• Wall lights and standing lamp.
• Colour contrast: pine doors, light brown carpet, white walls.


Dining Room
• Dining room with movable table measuring 70cm x 211cm (for eight) and carpet. 
• Seven wooden chairs in the dining room and eight folding chairs stored in the cupboard. 
• Separate additional small movable table and trolley.
• The dining room door is 71cm x 196cm with the hinge on the right and opening from the kitchen is 77cm x c193m.
• Central ceiling light.
• Colour contrast: pine door, light brown carpet, white walls.

 
Laundry
• Washing machine in the kitchen.
• A retractable washing line is available in the garden. 
• A clothes airer is in the store cupboard.   

 
Outdoor Facilities
• Across the concrete yard and through the arch is the long south facing garden with grassy areas and flower beds. 
• There is a shaded area.
• There are no steps. 
• There is a slight slope. 
• There are fields next to the garden.
• The eight bistro chairs, large folding table and BBQ are available for guests to use. 

 
Bedrooms
• Stairs to:

Bedroom 1 with carpet and TV with freeview.

Door 76cm wide x 177cm high, hinged on the right. 
There is a 5' large double bed with non feather pillows and quilt.   

The space to the left of the bed is 130cm wide.  
The space to the right of the bed is 76cm.  

The main room light has a switch on the wall by the door. There are two reading lamps by the bed.

Bedroom 2 with carpet and TV with Freeview.

Door 76cm wide x 178cm high, hinged on the left.  
There is a 4'6 double bed with non feather pillows and quilt.   

The space to the left of the bed is 124cm wide.  
The space to the right of the bed is 105cm.  
The main room light has a switch on the wall by the door. 
There are two reading lamps by the bed.

There is an 80cm folding bed available on request with non feather pillows and quilt. 

Bedroom 3 with carpet.

Door 76cm wide x 195cm high, hinged on the right. 
There are two single beds with non feather pillows and quilt.  
The space to the right of one bed is 58cm.  
The space to the left of the other bed is 92cm.  
The main room light has a switch on the wall by the door. There are reading lamps beside each bed.

Colour contrast: pine doors, light brown carpet, white walls.

Bathroom & WC

Family bathroom size 267cm x 180cm with carpet.
• Toilet height 40cm
• Sink height 80cm
• Bath height 58cm 
• Shower over bath area with thermostatic mixer supplied by combi boiler with instant hot water.
• Ceiling light.
• Shaving point and light above the mirror.

• Ceramic hob. Oven, washing machine and dishwasher under worktop.
• Fridge freezer at dining room end. Height: 153cm
• Crockery height: 140-200cm
• Spotlights.
• Colour contrast: pine doors, dark grey ceramic tiles, white walls.

 
Grounds and Gardens
• Large garden with lawns and flower beds. 
• Footpath with slight incline. 
• Sunny aspect all day some shade from trees. 
• Concrete platform at top of garden (not for access to anything).

 
Additional Information
• An information file is present in the cottage plus separate folders for all manufacturers instruction leaflets and places of interest leaflets. 
• Some provisions are supplied to welcome you. 
• All fuel including logs are included in the price.
• One well behaved dog is considered, please ask.
• The premises are non smoking.
